RESIDENTIAL BUYING & SELLING

Our fees cover all of the work required to complete the sale or purchase of your home, including in the case of purchase, dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

We provide a face-to-face service rather than an online service and therefore we are able to provide you with a tailored and bespoke conveyancing service. We are proud of our service commitments and delivery.

We provide below our costs in a typical sale or purchase of residential property valued below £500,000.

We assume that the transaction in concluded in a time;ly manner and no unforeseen complication arise and that all parties are co-operative and there is no unreasonable delay from third parties providing dcoumentation or information.

Please note that there is a charge for electronic money transfer of £42 inclusive of VAT per transfer.

Disbursements

Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. We have set out above the usual disbursements. However, please note that the list above is not exhaustive and other disbursements may apply depending on your sale or purchase. We will update you on the specific fees upon receipt of your instructions and review of the transaction.

Additional work

Our fees assumes that your transaction is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction. Additional complexity or expedition may involve an additional service from the list.

Time scale

How long your transaction takes to complete will depend upona number of factors. The average process takes between 6-12 week. It can be quicker or slower, depending on the type of transaction, the parties in the chain, whether a mortgage is required or involved and whether additional investigation of title is required.
